Not a bad website in terms of design. Except that all of the introductory Flash will prevent all of the search engines from indexing any of his pages. So it will be difficult for him to rank well on any keywords for his territory. If he gets rid of the Flash and updates the menu to include better text links and title tags, he will do better. Whoever designed his site needs to brush up on SEO friendly design.
For me, flash is usually, if not always, inappropriate unless you use it for presentation. I don't worry much about SEO because let's face it Andrew, it's a Realtor's website and unless our boy here is going throw big monthly bucks at optimization, he's better off, building a brand, marketing it locally, driving local traffic and wowing them with his personality.
My POV on flash is, once I see it, I need not see it again. Hence the big SKIP INTRO.
Again, not my cup of tea, but he's not looking for me. He's figured out his audience, he's speaking directly to them and that's what I ultimately believe in. Know thy audience and talk directly to them.
If you live in the country, and sell country, you better sing country
– I like it.
He should have first considered a proper IDX search first though.
